Decide what the brochure is for
Some brochures introduce an off-plan development in a sales meeting. Others are downloaded after a viewing or sent to an international buyer. The format, length and level of detail should follow that moment.
We decide whether it needs to create the first impression, explain the complete offer or give a serious buyer something useful to review. Trying to do all three equally usually creates a long document nobody reads.
A premium brochure earns attention through editing, not through page count.
Build a sequence, not a collection of spreads
The opening establishes the project. The middle moves between architecture, atmosphere and the facts needed to understand it. Plans and specifications arrive when the buyer is ready for detail. Contact closes the story without turning the final page into an advert.
This rhythm matters. Ten full-bleed photographs in a row reduce the impact of even excellent images; ten dense pages of facts make the property disappear.

Design for the format people will actually use
A printed book can use paper, scale and binding to create an experience. A PDF needs to open quickly, remain legible on a laptop and survive being forwarded through email or WhatsApp.
Sometimes we design both from one system but not as identical files. Small type and delicate spreads that work beautifully in print often fail completely on a phone.
Let the small decisions carry the quality
Premium does not automatically mean foil, embossing and thick paper. It can be a perfectly judged margin, a plan that is finally easy to read or one quiet material detail placed at the right moment.
We choose finishes only when they belong to the project. The brochure should feel considered, not accessorised.
